Pathways Clubhouse is pleased to announce the opening of Rio Vista, a six-storey affordable housing development located at 5491 No. 2 Road in Richmond. Opening on March 6, 2026, Rio Vista offers 80 high-quality rental homes for individuals living with mental illness, as well as low- and middle-income households. Housing options include a range of junior one-bedroom to three-bedroom units, with several accessible homes designed for people with disabilities.
Developed in partnership with BC Housing and the City of Richmond on city-owned land, Rio Vista will significantly increase access to secure, affordable housing in the region, advancing Pathways’ longstanding commitment to sustainable mental health recovery and housing stability.
Recognized as one of Canada’s top impact charities of 2025 by Charity Intelligence Canada, Pathways Clubhouse continues to demonstrate leadership in delivering programs and housing that change lives.
Purposefully designed to accommodate individuals, families, and seniors, Rio Vista includes:
- 24 junior one bedroom apartments
- 36 one-bedroom homes
- 15 two-bedroom homes
- 5 three-bedroom homes
- 5% of homes (4 one-bedrooms) built to full accessibility standards
Residents of Rio Vista benefit from thoughtfully designed amenities, including:
- A fully-equipped amenity room with kitchen, lounge space, and access to a landscaped garden patio featuring garden boxes, a barbecue, and a children’s play area. The amenity room is bookable for tenant events and social gatherings at no cost
- 40+ onsite parking spaces
- Convenient location within walking distance of public transit, Richmond General Hospital, local schools, parks, dyke trails, and community attractions like the Richmond Olympic Oval
Rio Vista was designed by GBL Architects, with CPA Development Consultants overseeing development and Heatherbrae Builders Co. Ltd. serving as the general contractor.
